Real estate is hurting across the country, and you've heard the incentives out there--free flat-screen TVs, association fees paid for a year. One of the best incentives I've heard of is right down the street, at an Atlanta condo development called Aqua and another called Duo. The Atlanta Journal-Constitution says the developer of the project, Tivoli Properties, is giving away a MINI Cooper to buyers who sign up for units at either building. The deal is thus: buy a two-bedroom condo at Duo, in Midtown (Georgia Tech, Margaret Mitchell House and gays) and you'll get a MINI Cooper Convertible valued at up to $25,000. Take a unit at the Aqua building in Castleberry Hill area (lofts, CNN, Aquarium) and you'll get a standard MINI Cooper valued at up to $20,000.The deal's being offered, the paper says, because the developer is having problems selling the final cluster of condos in the buildings. The condos are priced from $229,000 to more than $1 million
